Every commercial building in Auckland with specified systems - fire alarms, sprinklers, emergency lighting, lifts, air conditioning - must hold a current Building Warrant of Fitness. ARIA tracks every compliance deadline so nothing is missed.
A BWOF is your annual statement confirming every specified system on your building's compliance schedule has been inspected, maintained, and certified by an Independent Qualified Person over the preceding 12 months. Under the Building Act 2004, this applies to virtually every commercial building in Auckland.
Specified systems include automatic fire alarms, sprinkler systems, emergency lighting, lifts, mechanical ventilation and HVAC, smoke control systems, and access-controlled doors. Each requires an IQP to issue a Form 12A certificate after inspection.
ARIA maintains a live compliance calendar for every Auckland property in our portfolio. IQP inspections are booked months in advance, not scrambled at the last minute. Auckland Council can audit BWOF buildings at any time under Section 111 of the Building Act - when our properties are audited, the documentation is already in order.
We engage and manage IQPs for every specified system, tendered on price and agreed service levels. Monthly, quarterly, and annual inspections are calendared through ARIA so nothing slips. When an IQP flags a deficiency - a faulty detector, an expired extinguisher, a malfunctioning damper - we coordinate the repair immediately and follow up until the Form 12A is reissued.
We collect and verify every IQP certificate before the BWOF renewal date, handle all correspondence with Auckland Council, and ensure the signed BWOF is lodged and displayed on time every time. Beyond BWOF, we manage asbestos management plans, accessible building requirements, and health and safety obligations for common areas.
Penalties for BWOF non-compliance are severe - fines up to $20,000 for failure to display a BWOF, and up to $200,000 plus $20,000 per day for failure to comply with a council notice. More critically, your insurance may be voided if your building lacks a current BWOF and something goes wrong.
For owners with multiple Auckland properties, coordinating BWOF compliance across different IQPs, different council audit schedules, and different compliance schedule requirements is a significant administrative burden. ARIA-powered tracking across the full portfolio ensures every deadline is met without relying on memory or manual diary entries.
